Land registry and cadastre for property platforms

Your platform starts from an address and wants a lot number, the cadastre, the roll assessment, then, when needed, the index and the plan. The Fonciq API chains those calls and tells you when a lot changes.

What your team integrates

The calls that matter for this use case

  • From address to lot

An address or a matricule becomes a lot number, with the cadastre and the matricule, and a flag saying whether the assessment roll corroborates the lot.

    GET /v1/lots/resolve

  • The lot record

The cadastre, the roll assessment in cents and the index rows already kept, as JSON or CSV.

    GET /v1/lots/{lot}

  • A portfolio of lots

Up to 500 lots per request for a portfolio, with the result as JSON or CSV.

    POST /v1/batches

  • Changes on a lot

A signed webhook when a filing is added, or when the cadastre or the roll assessment changes.

    POST /v1/watches

How it works

What to know before integrating

  • Address, cadastre and roll reads do not consult the Registre: CAD 0.99 per call excluding Registre fees. The index and the plan consult the Registre, which bills the account holder CAD 1.50.
  • Orders to the Registre run on the organisation’s Registre account, with a cap of 540 indexes per day per account.
  • The 20 public datasets are available in Studio. The API reads only one of them today, the municipal assessment rolls, besides the orders to the Registre.
  • A watch re-checks a lot on a schedule (daily or weekly): the Registre foncier has no push feed. Creating one costs CAD 0.99 excluding Registre fees; each index consulted afterwards is another call, with CAD 1.50 at the Registre.

Pricing and caps

CAD 0.99 per call, excluding Registre fees

One consulted index costs CAD 2.49: CAD 0.99 excluding Registre fees, plus the Registre’s own CAD 1.50 fee, billed by the Registre to the account holder.

  • 500 lots per batch request.

Limits

What the API does not do

  • Structured deed reading (CAD 4.99) is coming later: it is neither available nor billed.
  • The other public datasets have no API call: they are read in Studio.
  • An organisation can have at most 25 active watches.

Frequently asked questions

Short answers.

Can a lot be found from an address programmatically?
Yes: GET /v1/lots/resolve takes an address or a matricule and returns the lot, the cadastre and the matricule. Each call costs CAD 0.99 excluding Registre fees and does not consult the Registre.
Is there a Quebec cadastral data API?
A lot record in the Fonciq API brings together the cadastre, the roll assessment and the index rows, and the API orders the cadastral plan. The Registre foncier has no API of its own: the Fonciq API is Fonciq’s.
How do I get webhooks for new registrations on a lot?
With a watch: a signed webhook is sent when a filing is added, or when the cadastre or the roll assessment changes.
