Bring the land registry into your legal software

Your product team wants users to order the index, the deed and the plan without leaving your software. The Fonciq API runs those lookups on the Registre account of your customer’s organisation, and returns the PDF with index rows as JSON or CSV.

What your team integrates

The calls that matter for this use case

  • Find the lot

From an address or a matricule to a lot number, then the lot record.

    GET /v1/lots/resolve · GET /v1/lots/{lot}

  • Order the documents

The index of immovables, a deed PDF and the cadastral plan, each followed as a job.

    POST /v1/registre/requests · POST /v1/actes · POST /v1/plans

  • Process a list of files

Up to 500 lots per request, as JSON or CSV, with the index rows returned.

    POST /v1/batches

  • Follow a file

A scheduled re-check of a lot, with a signed webhook when a filing is added.

    POST /v1/watches

How it works

How the integration works

  • Lookups run on the Registre account of the organisation using your software. The Registre bills the account holder CAD 1.50 per document consulted, with no Fonciq margin.
  • An API key and its Registre accounts belong to one organisation. Each order is an asynchronous job: you follow it, then read the PDF and the rows.
  • Every write needs an idempotency key, kept for 24 hours. Watch notices are signed (HMAC-SHA256).
  • No confidence score is produced on index rows (value “unscored”): the index PDF is the authoritative record, and your interface should show it.

Pricing and caps

CAD 0.99 per call, excluding Registre fees

One consulted index costs CAD 2.49: CAD 0.99 excluding Registre fees, plus the Registre’s own CAD 1.50 fee, billed by the Registre to the account holder.

Limits

What the API does not do

  • Structured deed reading (CAD 4.99) is coming later: it is neither available nor billed, and it is not in the OpenAPI document.
  • Human review of old handwritten indexes is planned: no price and no timeline is published.
  • Fonciq does not replace your interface, and publishes no integration with any named practice software.

Frequently asked questions

Short answers.

How does a legal software vendor integrate the Quebec land registry?
Through the Fonciq API: one call resolves the address to a lot, others order the index, the deed or the plan on the customer organisation’s Registre account. The Registre foncier has no API of its own: the Fonciq API is Fonciq’s.
Who pays the Registre fees?
The Registre account holder, directly to the Registre: CAD 1.50 per document consulted. Each API call costs CAD 0.99 excluding Registre fees, so one consulted index costs CAD 2.49.
Can many files be processed at once?
Yes, with batches: up to 500 lots per request, within the cap of 540 indexes per day per Registre account.
